Changing deed of house?

My aunt own's her home outright, there are no loans or mortgages against it or the property. I am considering purchasing it from her and she's not real sure if she's going to even charge me for the home, just do a quick deed claim. If we go ahead with this transaction and just change the deed with no monetary exchange, will I need to go through a title agency and/or get title insurance?
